Mississippi Avenue Lofts is a sustainable new 56,000 sf 4 story mixed-use development in Portland’s Mississippi Historic District. Featuring 32-live/work lofts; secure parking and locally owned retail stores including Portland’s European style market Pastaworks. The building has been designed to achieve a LEED® Gold Certification from the U.S. Green Building Council. Inside and out, every detail has been considered in this high performance building, from the state of the art heating & cooling system and efficient use of space that includes bicycle parking at each front door, to the exposed timber beam ceilings, polished concrete floors, low flow fixtures and Energy Star appliances. Connecting residents with the surrounding outdoors every Mississippi Avenue Loft offers an abundant amount of natural daylight with cross-ventilation, large balconies and a bamboo landscaped open-air courtyard.
Mississippi Avenue Lofts LLC is a joint venture between partners Peter Wilcox, David Yoho and Bill Jackson bringing more than 50 years of collective experience in residential, commercial and retail development. The firm's practice focuses on enduring structures that reflect the community for which they are designed and promote the use of sustainable materials and energy efficiency.
Founded in 1964, Gray Purcell, Inc. has completed over 600 major construction projects in Oregon and Washington. In fact, the company received the coveted Project of the Year Eagle Award for excellence in construction in 2004 for “The Hawthorne” project and in 2005 for the critically acclaimed “Belmont Street Lofts”.

Headquartered in Portland, Oregon Interface Engineering, Inc. is at the forefront of green building design and is one of the top mechanical and electrical engineering firms in the US. In 2005, the company published an illustrated guide to achieving a top-rated green building on a conventional budget. In fact, the Interface Engineering team designed the mechanical and electrical systems and provided energy analysis for the first LEED® Gold Certified building on the west coast, at the Ecotrust Jean Vollum Natural Capital Center in Portland.
As a member of the United States Green Building Council Munro & Associates is a consulting engineering firm that believes sustainable design and energy efficiency are critical to the development of an efficient building envelope. Munro & Associates uses the knowledge gained by their experienced staff in the development of several LEED® projects to integrate the requirements of mechanical systems into the context and structure of state of the art the buildings.
Located in the heart of downtown Portland, ABHT is a full service structural consulting firm with a focus on sustainable development. From conception through construction, ABHT has collaborated with leading architects and builders to provide innovative, functional and elegant structural engineering. In addition to work on several LEED® projects, the firms portfolio includes design of the foundation systems for wind power generating turbines located throughout the world.
GreenWorks has a long history of using sustainable practices on a range of projects from civic and institutional to urban and community design. Recently, they lead the urban design elements for the Tanner Creek "Day lighting" project in Portland’s internationally recognized Pearl District, as well as many downtown streetscape revitalizations.
GreenWorks has designed over 35 multi-family and single-family residential projects with a focus on creating a sense of community identity and livability.
Scenic is a communications firm based in Portland focusing on graphic design and photography. Services include brand and identity, print communications, website design, retail environments, apparel graphics, and packaging.

For more than 20 years, PBS has provided a unique blend of engineering services, specifically designed to enhance site conditions as well as meet jurisdictional requirements. PBS has worked closely with the development team of Mississippi Avenue Lofts to provide civil and geotechnical engineering, environmental engineering and to provide planning and compliance services to meet LEED® Certification requirements.
The building is constructed using 350,000lbs of 98% post consumer recycled rebar that travels less than 300 miles round trip from the mill to the jobsite, 180,000lbs of 95% post consumer recycled structural steel fabricated regionally, 100,000 board feet of FSC Certified timber from a local supplier and 3000 tons of regional concrete.
Mississippi Avenue Lofts features a state of the art Mitsubishi HVAC system designed to exchange energy to hot and cool areas of the building and exceed a 25% reduction in energy use. Other features include an environmentally friendly KONE EcoSpace elevator and regionally produced Jeld-Wen Energy Star Rated Low E window and door systems. Plumbing fixtures include TOTO and Hansgrohe low flow faucets and dual flush toilets designed to exceed 30% water use reduction. Regionally produced 100% pre-consumer recycled SkyBlend particleboard cores are used in alder finished cabinets and built-ins.
Inside and out, every detail has been considered, from the efficient use of space that includes bicycle parking at each front door to the high level of finishes that are pure, durable and environmentally responsible. The composition of materials, colors, forms and surfaces create a building that just makes you feel good about architecture; it’s architecture in its purest form.
High-performance buildings deliver superior energy, economic, and environmental performance to their occupants and owners. The integrated design strategies and technologies of a high-performance building go significantly beyond standard practice. Each design decision regarding site orientation, design, window location and treatments, lighting, heating and cooling, ventilation, insulation, material selection, and controls must be integrated throughout the design, construction and operations in order to create a high-performance building.

Mississippi Avenue Lofts is located on the quiet end of North Mississippi Avenue, in one of Portland’s oldest neighborhoods, the Historic Mississippi District. Recent revitalization efforts have preserved the area’s distinctive historic character and diversity. We invite you to stroll down the avenue and experience the sights, sounds and poetry of the Mississippi Neighborhood.
Today, the neighborhood surrounding North Mississippi Avenue is the most diverse in the state of Oregon. First home to Clackamas Indians, the area was settled in the mid 1800s by shipyard workers and their families from Germany, Norway, Denmark, Sweden and Finland. By the turn of the century, two streetcar lines crossed at the intersection of Mississippi and Shaver, providing local residents with a main street that offered goods, services, entertainment and jobs. Later, African Americans displaced by the 1948 Vanport flood were segregated to the area, where they subsequently created a rich tapestry of life and culture. Postwar relocation programs resulted in the area becoming home, once again, to northwest Native Americans. Other federal programs brought an increasing number of light-industrial activities to Mississippi, while recent revitalization efforts continue to preserve the avenue’s distinctive historic character.

The celebrated Boise-Elliot Elementary School emphasizes problem solving, critical thinking skills and a strong academic program in both math and reading. Boise-Elliot’s Early Childhood Development Center provides developmentally appropriate curriculum for children in the half-day pre-kindergarten and full-day kindergarten programs.
Mississippi Avenue Lofts has been designed with innovative sustainable technologies and follows the guidelines set forth in LEED for New Construction v2.2, it is anticipated that Mississippi Avenue Lofts will become one of the first buildings of its type in the nation to be Certified LEED Gold by the USGBC using the current Rating System.

LEED stands for Leadership in Energy and Environmental Design and promotes a whole-building approach to sustainability by recognizing performance in five key areas of human and environmental health: sustainable site development, water savings, energy efficiency, materials selection and indoor environmental quality.
Mississippi Avenue Lofts recently set a precedent as the first development of its type to receive additional valuation for building green. In a recent pre-construction appraisal conducted for construction lender Albina Community Bank, commercial appraiser PGP Valuations of Portland, Oregon added an additional value of $5000 per loft for designing the building to receive LEED Certification from the USGBC.
For us, green building is not a trend it’s a lifestyle. It’s about promoting walking, biking and public transit with special accommodations for bikes, a shared use Zipcar and selecting a building site that is on a frequent bus route, a short 3 block walk to the “Max” rapid transit line or a few minute bike ride to downtown.
